How they do it.

This is how their scheme unfolds. Paulo Lopez preys on property owners looking to sell, presenting himself as a trustworthy buyer. He convinces them to sign a contract and hand over a quitclaim deed, promising to take over payments. Initially, Paulo makes a few payments to build trust, but soon after, he stops, forcing the property into foreclosure. 

 

When the original owner tries to step in and make payments to save their property, they find themselves out of luck—since the deed is no longer in their name, any payments made are lost. As the bank moves to reclaim the property, Paulo’s lawyer steps in, negotiating with the bank to secure the property under a deed of trust. Once they have control, they sell the property to their network of investors for a profit, only to repeat the cycle with their next unsuspecting victim.
